    Commerical Unit

    Hey guys,

    Just thought id post this here, test the waters so to speak..

    I have a comercial unit in O'cconor that im looking for a tenant for, its BRAND SPANKING NEW, should be ready for lease July/August 07 ish.

    151 SQM, painted concrete tilt, roller door, office with mezzanine area + workshop, 3phase power, etc....

    Hi all, this is just a follow up post.

    This space is now available for rent immediately. (they ran a bit behind, like 6 damn months!)

    It would make a great storage space for people with to many toys i know there are few of you on the site.

    Or even a great office, workshop and distribution space for any high performance jetski part providers.. wink wink..

    Its close to Fremantle (5mins) and close to the city (10mins).

    Rent is negotiable. PM me for more information on that.

    PS. i do have more than one unit available (side by side) so if there is an influx of interest, or you want more that 150SQM i should be able to accommodate you all

    Description:

    At this stage, rental is at $20,000 per annum plus GST plus outgoings (est. $25 SQM)

    All the other units in the complex have leased for this so far, so im just going based on that, but mine are at the front of the complex with road exposure!

    But im negotiable

    So if your interested or know someone that may be, please PM me the details and ill call you/them and we can discuss, depending on the length of the lease I may be willing to negotiate the per annum rental price.

    There ain't any for sale at the moment, i bought off the plans about 1.5 years ago now, but from what im being told by the agent who has them for lease at the moment, you would be looking around the $400k mark give or take...

    and, iv had offers around that, but im more looking for a longer term investment, hence putting them up for lease and not taking the cash, capital gains and all.. i dont need another reason for the tax man to bend me over.. if you get what im saying, or should that be
